Kerala Real Estate Regulatory Authority Implements Mandatory QR Code for Enhanced Transparency in Property Transactions

In a bold stride towards boosting transparency in the real estate sector, the Kerala Real Estate Regulatory Authority (K-RERA) has announced that all advertisements related to real estate should feature a Quick Response (QR) code. This feature would be effective from September 1. This is an innovative initiative that would provide potential buyers with fast access to project information. This would be fostering a better decision-making process. The inclusion of QR codes has been made mandatory for all projects registered under the RERA in Kerala.

Therefore, each registered project is supposed to have a unique QR code. Homeowners simply need to scan this QR code to access an extensive database about the status of the project. This database would unleash information about the financial and construction progress of the project, architectural plans, and the latest photographs of the projects.

The current regulatory framework in Kerala makes it necessary for the promoters of the project to clearly display the registration number of the project and the website address. These details should be presented on the advertisements. With the introduction of the QE code, it is evident that the RERA in Kerala is trying to strengthen transparency and the availability of information for real estate transactions.

A directive dated 19th August states that henceforth, advertisements should carry the QR code along with the website address and registration number of the project. This mandatory measure is applicable to different formats of advertising. It includes magazines, newspapers, journals, printed materials, catalogues, social media promotions, brochures, websites, sales office displays, project site advertisements, or any other medium.

The integration of QR code aligns with Section 3 (1) of the Real Estate (Regulation and Development) Act, 2016. It states that developers must register their projects with the Real Estate Regulatory Authority before starting any promotional activity for apartments, plots, or buildings.

 The regulatory authority has also mandated that the QR code should be displayed clearly so that they can be ready by machines. Also, they should position this code close to the registration number of Kerala RERA.
